Brownfields Site Revitalized as New Bank Facility
The challenge:
GES was contracted to conduct Phase I and Phase II environmental site assessments (ESAs) at a 17-acre brownfields site which had been an automobile dealership and garage facility from 1949 until 1998. GES was required to perform fast-track site assessment and remediation at this extensive and high-profile site, impacted with myriad petroleum contaminants and hazardous materials, for redevelopment as a new banking data center.
The GES solution:
GES prepared a Phase I and limited Phase II ESA report documenting releases from USTs and ASTs, discharges into floor drains and septic fields, and on-site dumping activities. GES installed over 100 soil borings, 23 of which were subsequently converted to groundwater monitoring wells. Site investigation included a hazardous materials survey for asbestos, lead-based paint, arsenic, polychlorinated biphenyls, freon, halon, and mercury; permeability tests; a utility vapor survey; manual gauging and bailing of liquid phase hydrocarbons; and a dye tracer study of the floor drains.
GES removed six ASTs, three USTs, hydraulic lift reservoirs, garage floor drains, and hazardous materials from the site, and sampled soil. About 6,500 tons of impacted soil was removed for incineration, and 7,000 truckloads of material were transported as landfill for a regional park.
The benefits:
The investigation and remediation were efficiently and cost-effectively completed within the required time frames. The property owner has completed building construction and has occupied the new state-of-the-art banking data center at the site.
